How Much Does Exterior House Painting Cost?

This time of year we’re inundated with inquiries from customers wanting to know pricing specifics on a typical exterior paint job for their home. While we don’t usually give full estimates without actually taking a look at a property, we’re happy to provide some general guidelines to help you budget for that next rejuvenating exterior paint job and to help answer questions like, “How much does it cost to paint the exterior of my house?” “How much does it cost to paint a stucco exterior?” Or maybe, “Does it cost more to paint a garage door or to get a new one?”

Again, contact us for a free on-site estimate, but if you’re not ready quite yet to engage a painter, here are some things to think about. Exterior paint jobs on a typical suburban house in Colorado Springs will start around $3,000. There are factors that go into this price, though, like square footage and the quality of paint used, as well as any irregular surfaces (like stucco) that will add complexity and time to the work. Square footage is pretty obvious … the price of a paint job on a 2,000 sq ft house will be less than that of a 8,000 sq ft house (they’re building them bigger and bigger around town these days!) … large, luxury properties may be priced upwards of $8,000 – $12,000 or more, and luxury home owners typically use higher quality products, too.

The difference in paint qualities, and the prices of that paint, may be something new for folks to consider. There’s a pretty vast spectrum here, and higher quality paint does make a substantial difference in the durability and longevity of your paint job and while there are always exceptions, spending a little more on quality paint will usually pay for itself. Other factors like the number of exterior doors, or the number of garage doors that need painted affect the final price as well. Exterior doors start at $150 and garage doors start at $300 each, in addition to the pricing of the larger, regular painted surfaces. Doors are irregular and a lot of care and time must be taken to ensure edges are perfect and the quality’s top notch. If your home is sheathed in stucco, the price of an exterior paint job is usually a little higher, by 25% – 30% typically. Irregular, uneven surfaces like stucco take longer to paint …
